
Dostupný Domov (Affordable Home), a unique project of Slovenská sporiteľňa and Slovak Investment Holding, has already brought affordable home to more than 1,100 people
Bratislava, May 20, 2025 - More than 400 apartments and 1,111 accommodated people in 13 cities. This is the result of 5 years of operation of the company Dostupný Domov (Affordable Home), founded by Slovenská sporiteľňa and Slovak Investment Holding. Dostupný Domov is now the largest owner of commercial real estate in Slovakia. Two-thirds of its tenants belong to disadvantaged groups.
Affordable housing is a key driver of quality of life and prosperity. Studies show that access to decent, stable housing helps people find and keep jobs, improves health outcomes, and boosts school performance for children. For the state, it results in both cost savings and increased revenues. However, housing affordability in Slovakia has slightly worsened in recent years. “The gap between property prices and disposable income widened significantly after 2020. While real estate prices rose by over 60%, disposable income grew by less than 40%. At the same time, rental options remain scarce—owning a home is often the only choice, but it requires substantial upfront costs, cutting off many from housing altogether,” explains Matej Horňák, analyst at Slovenská sporiteľňa.
Improving housing accessibility is a major challenge in Slovakia, and Slovenská sporiteľňa has committed to being part of the solution. The bank was founded 200 years ago on the very idea of prosperity and a better future for all. “We firmly believe that everyone deserves a chance at a dignified home—it’s part of who we are. What makes Dostupný domov unique is the combination of private capital from Slovenská sporiteľňa and public funding from Slovak Investment Holding. The project also benefits from support by Slovenská sporiteľňa Foundation and is co-financed through EU funds. “Dostupný Domov is proof that the synergy between public and private capital can deliver concrete, sustainable solutions for society. We are proud to have been part of this initiative from its inception—it is truly changing lives for the better,” adds Peter Fröhlich, CEO of Slovak Investment Holding.
Dostupný Domov's mission is to provide sustainable and inclusive housing for those who would otherwise struggle in the traditional market. It prioritizes stable and safe homes for families with children, young workers, people with disabilities, care leavers, single parents, retirees, jobseekers relocating for work, and members of marginalized Roma communities. 65% of tenants belong to these disadvantaged groups and benefit from rents below market rates. “In five years, we’ve helped more than a thousand people find stability, safety, and a fresh start. We are grateful not only to our shareholders but also to the 14 non-profit organizations we work with. But our ambitions are even bigger. From today’s 412 flats, we aim to reach 1,500 by 2030,”concludes Zdenka Polednáková, Chairwoman of the Board of Dostupný Domov.
Along with satisfied tenants, Dostupný Domov has also earned prestigious recognition. In 2024, the project won the European fi-compass Showcase Award, which honors outstanding use of EU financial instruments, and also received the Via Bona Slovakia award from the Pontis Foundation in the Good Community Partner category.
